1. Know your budget

Remember that owning a house is a significant, long-term commitment. Consider your income, savings, and current debts to work out how much you can comfortably afford for monthly payments, property taxes, and potential repairs. Look into loan options from Pag-IBIG or private banks to find the best fit for your situation. Keep in mind that buying a house shouldn't stop you from affording everyday essentials.

2. Decide what type of house you want

When you know your buying power, you can review all the home options available in your target area by first understanding the housing types  that are out there.

  • Single-family home: This is what most people mean when they refer to a house. These homes aren’t attached to other homes.
  • Duplex: This house is made of two homes with separate entrances in one building and share a single common wall (if side-by-side) or floor/ceiling (if a two-story building).
  • Bungalow: This cozy, single-story home features open layout and front porch is popular with families, especially those with young children or elderly members. It's easy to move around in and maintain, and the lack of stairs makes them safer.
  • Single-attached: A single-attached house shares a wall with a neighbor. The front and backyard are open, making it great for smaller lots. This setup allows families to balance costs while still having access to open space.  
  • Townhomes: These are multistory dwellings constructed side-by-side where the owners own both the interior and exterior of the units. There are usually one or two shared walls with other units and association fees to cover any shared amenities.

3. Check the developer or seller's background

Before you commit, check the developer's reputation. Look into their experience, past projects, and homeowner reviews. If considering a pre-owned house, investigate the reason for selling and verify there are no legal issues with the property.
